The purpose of this study is to clarify themanagement mechanisms at work in an organizationwhere close friendships amongemployees bring about a competitive advantagethat results in enhanced organizational performance.This case study looks at real estatebrokerage company First Collaboration. Thecompany's development has been guided by apolicy based on active engagement between theorganization and individual employees, as wellas interaction among employees. Close friendshipsamong employees function effectively asmanagement resources in a real estate brokeragebusiness because it needs to deal withhighly complex customer demands. First Collaborationrecognizes these relationships asmanagement resources in its management philosophy,which is the basis for decision-making,and this generates organizational unity. As a result,cooperation among employees andinformation sharing within the organizationare promoted, making it possible to offer highqualityservice.
